Designing connection: A family vision for mountain living takes root in Francis
Frontier Acres, where 'limpieza' design philosophy creates homes that move with purpose
FRANCIS, Utah — Where the Kamas Valley meets the Uinta Mountains, a new vision for mountain living is taking form. The GSThree development team—Javier Galindo and his wife Claudia Sanchez, along with her brothers Pablo and Luis-Felipe Sanchez—brings expertise spanning construction, architecture, global finance, and real estate development to the project.
“Since the beginning, we have worked with so much care,” says Galindo, who built his career managing large-scale construction projects and agricultural operations in Mexico. “Nothing ever leaves our desk that we wouldn’t be proud to live in ourselves. This is personal for us—it’s more than just building houses.”
Each home, ranging from 2,672 to 5,815 square feet, reflects their careful attention to detail.
“For me, it’s about ‘limpieza’—simplicity, cleanliness, and efficiency,” explains Claudia, an architect trained in Mexico City. “But that doesn’t mean the design loses its ability to express what it needs to. It’s about creating homes that are both essential and full of meaning.”
Working with Mexico City-based architecture firm a|911, each residence features windows in every room, efficient floor plans, and thoughtful touches that enhance daily living.
The development’s thoughtful approach to space sets it apart. “If you have more than 15% of square footage in circulation or foyers, it’s not efficient,” notes Claudia. “[Our] major focus is on how people move and how their environment can cultivate a harmonious life.”
The community has embraced the family as they’ve embraced it. Through involvement with the National Ability Center, which has supported their son Javi who has cerebral palsy, they’ve experienced firsthand the warm inclusivity of Park City life. “Park City has been an unbelievably supportive environment for Javi,” Claudia shares. “His school, peers, teachers, neighbors—they’ve all fostered such a kind environment for him to grow and enjoy life.”
Located in historic Francis, just 20 minutes from Park City’s ski resorts, Frontier Acres represents the family’s commitment to creating homes that honor both modern living and mountain heritage. “When we moved here, it was about aligning our family with the mountains, nature, and values that resonated with us,” Galindo reflects. “That sense of connection is what drives everything we do at GSThree.”
