Park City pushes forward on mixed-use Bonanza 5-acre redevelopment

Park City is moving forward with plans to redevelop the Bonanza 5-acre site, as city leaders advance an arts-focused, mixed-use vision that includes housing, public space, and artist-serving amenities
PARK CITY, Utah — Park City leaders are taking another step forward on the long-anticipated redevelopment of the Bonanza Park 5-acre site, as developers unveiled updated concepts that emphasize arts, housing, and community space.
Representatives from Brinshore Development presented a refined vision to the Park City Council this week, following months of discussions that began in 2025.
The council voted to allow the project to move into the planning commission phase, where designs will be further developed and vetted through additional public input.
A long-evolving vision
The Bonanza site has long been viewed as a key redevelopment opportunity in Park City, both for its central location and its potential to address long-standing community priorities.
Ideas for redeveloping the five-acre parcel located at Bonanza Drive and Kearns Boulevard have been in flux for years.
Park City purchased the land in 2017 for roughly $19 million with plans to create a major arts and culture district anchored by organizations like the Kimball Art Center.
In 2024, the city reset the process, gathering community input and shifting toward a mixed-use concept blending housing, retail, open space, and arts programming.
By mid-2025, officials selected Brinshore as a development partner to help bring that updated vision to life.
A mixed-use, arts-focused district
Rather than prioritizing a single goal, council directed developers to balance multiple community needs within the site.
Plans now center on a mixed-use neighborhood that includes:
- Affordable housing for local workers
- Public gathering spaces and green space
- Arts and cultural programming
- Neighborhood-serving commercial uses
- Underground parking
“They all need to sort of stand on their own and work well, but they also need to work with each other,” a Brinshore representative told council. “That’s the art of the deal.”
Earlier concepts have already evolved. Initial proposals called for four-story buildings and up to 156 units, but updated plans scale that back to six three-story buildings with approximately 106 units and 250–300 underground parking spaces.
The project is expected to house between 144 and 198 local workers.
Arts and community at the center
A key focus of the latest proposal is integrating arts as a defining element of the site.
Plans include an outdoor amphitheater for performances, a maker space and co-working studio for local artists, a flexible arts pavilion designed for workshops and community use, and preferred housing for local artists.
Developers emphasized that artistic expression will be embedded throughout the site, from public spaces to programming.
Jocelyn Scudder, executive director of the Park City Arts Council, highlighted potential uses ranging from pop-up dance performances and live music to seasonal art markets and plein air painting.
“Many of these activities are not necessarily tied to a specific facility,” Scudder said, noting the need for strong infrastructure to support events and gatherings. “It’s additive, filling a clear gap that will support our overall quality of life as residents.”
She also noted that a space like this does not currently exist in Park City.
What’s next
The project will now move into the planning commission review process, expected to begin in April 2026.
There will be at least two more opportunities for public input during planning commission review and during City Council consideration of a development agreement
If approved, the timeline anticipates that construction will begin in December 2027 with a grand opening in winter 2029.
