Park City releases RFP for Bonanza Park redevelopment

PARK CITY, Utah  — Park City officials have issued a Request for Proposals (RFP) for the redevelopment of the Bonanza Park site, a 5-acre property situated between Bonanza Drive, Park Avenue, Kearns Boulevard, and Deer Valley Drive.

The RFP, released on September 12, outlines the city’s vision for transforming the site into a mixed-use area. The document details several key objectives, including affordable housing, commercial spaces, and community areas.

Mayor Nann Worel commented on the project’s significance: “This project is such an important piece of Park City’s future; we are thrilled to see it move to the next step.”

According to the RFP, the city is seeking proposals that address various aspects of urban development:

Housing: The document calls for a range of housing options, with an emphasis on affordability. Market-rate units are to be limited to a portion of the total housing provided.

Commercial Space: The plan includes provisions for retail areas, with consideration for both local and market-rate businesses.

Community Areas: The RFP specifies a minimum amount of space dedicated to community use, including areas for public gatherings and events.

Parking and Transportation: The document outlines preferences for parking solutions and emphasizes public transportation access and pedestrian-friendly design.

The RFP also addresses current zoning regulations and potential changes that may be considered. Environmental considerations, including a planned cleanup program and infrastructure updates, are mentioned in the document.

The Kimball Art Center, is expected to have a presence in the redeveloped area, according to the RFP.

The city has set a timeline for the proposal process:

– Clarification Questions Due: October 9, 2024

– Submissions Due: November 6, 2024

– Evaluations and Interviews: November 6-27, 2024

– Negotiations with Selected Team: Beginning week of December 2, 2024

The city council is expected to review proposals and make decisions based on the criteria outlined in the RFP.
