One of Utah’s newest ski resorts hits the market for $22.5 million

Northern Utah ski area includes 174 acres, three chairlifts, a lodge and a summer concert venue
RICHMOND, Utah — Cherry Peak Resort, a family-owned ski area north of Logan, has been listed for sale for $22.5 million, though the property listing says the resort will remain open as ownership seeks a buyer.
The 174-acre property was placed on the market Monday, July 13, according to the Multiple Listing Service. The offering includes the operating ski resort, a three-level lodge, chairlifts, snowmaking equipment, and land with potential for lodging and residential development.
“Resort operations are ongoing and will continue on,” the listing states. “This offering is not the closure of a resort, only its next chapter.”
Located in Cherry Canyon near Richmond, about 15 miles north of Logan, the resort includes 174 deeded acres surrounded by public land. The listing advertises more than 220 acres of skiable terrain, 29 runs, three triple chairlifts, a conveyor lift, and a 1,265-foot vertical drop.
The property also includes a 15,784-square-foot lodge and infrastructure used for weddings, concerts, retreats and other year-round events, according to listing agent Rob Silk of Great Plains Land Company.
The listing identifies opportunities for more than 15 rooms of incidental lodging and multiple single-family home developments, subject to existing approvals and future government review. It also notes that the property has city utilities and year-round access from a county road.
Cherry Peak opened to skiers in December 2015 after years of planning and construction. Ski Utah described the property at the time as a 200-acre, family-owned resort with two operating chairlifts, 16 runs, night skiing, tubing, and ice skating.
The resort has since added terrain and expanded into summer entertainment. Its website lists a 2026 concert series and continues to sell annual ski and concert passes.
Cherry Peak is one of Utah’s smaller ski areas and primarily serves Cache Valley residents and students at nearby Utah State University. The Utah Office of Tourism highlights the resort’s half-day, night skiing and student discounts as lower-cost alternatives to skiing at the state’s larger destinations.
The sale price works out to roughly $129,000 per deeded acre, though the offering includes the resort’s buildings, lifts, equipment, permits and operating business in addition to the land.
