Utah’s luxury real estate market reflects key trends in Sotheby’s International Realty’s mid-year outlook

PARK CITY, Utah — Summit Sotheby’s International Realty is pointing to several trends in Sotheby’s International Realty’s 2026 mid-year luxury outlook report as shaping forces behind demand across Utah’s luxury real estate market, from Park City and Deer Valley to the Wasatch Front, Wasatch Back and Southern Utah.
The report examines influences on affluent buyers and sellers worldwide, including longevity-focused living, generational wealth transfer, the resilience of luxury real estate and the appeal of lifestyle-driven destinations.
“Luxury real estate continues to outperform broader market expectations because the motivations driving affluent buyers are fundamentally different,” said Bridgette Osguthorpe, president and managing broker of Summit Sotheby’s International Realty. “These transactions are often less influenced by interest rates and short-term economic fluctuations and more closely tied to lifestyle, wealth preservation and long-term value.”
Osguthorpe said Utah’s market reflects that dynamic. “Across Utah, we continue to see strong demand for exceptional properties because buyers remain focused on access to recreation, quality of life, privacy and experiences that align with how they want to live. Those priorities tend to endure regardless of market cycles,” she said.
Among the trends playing out locally, buyers are increasingly prioritizing homes that support wellness, flexibility and multigenerational living. Summit Sotheby’s said it has seen growing interest in properties with flexible floor plans, guest accommodations and spaces designed for multiple generations, reflecting both longer homeownership horizons and ongoing generational wealth transfer.
Utah’s standing as a lifestyle destination continues to drive interest as well. As remote and hybrid work arrangements give buyers more flexibility in where they live, communities offering recreation, accessibility, economic opportunity and quality of life are drawing sustained attention.
