Guided by the North Star, why Glenwild residents stay for the long haul

PARK CITY, Utah — As new developments emerge across the Park City area, Glenwild stands as a testament to the benefits of being an established community. Founded in 2000, the community is 89% developed, featuring mature trees and a strong sense of identity. This gated neighborhood offers something increasingly rare: stability in a sea of construction.

“We’re not the shiny new penny anymore,” said Angie Kell, Secretary and Board Member of Glenwild HOA and Chair of the Marketing and Communications Committee. “But we see that as an asset. There are benefits to being a mature community.”

Perhaps most surprising for the Park City area: 74% of Glenwild residents are full-time or primary homeowners. This statistic sets Glenwild apart in a region known for second homes and vacation properties.

“People are here. They want to be here,” she said. “It’s not a vacant vacation home community.”

Through annual resident surveys, Kell has identified what she calls the community’s “North Star”—the top five reasons people choose, and stay, in Glenwild:

  1. Natural Beauty – The scenic setting speaks for itself, access to trail systems
  2. Security and Safety – Two gated entrances manned by badged officers provide peace of mind
  3. Friendly, Courteous Neighbors – A genuine sense of community prevails
  4. Tranquility and Peacefulness – Located on the quiet side of the ridge from Kimball Junction
  5. Location and Highway 80 Access – Perfect for families with Salt Lake connections or frequent travelers

While Glenwild is home to Utah’s number one golf course (operated as a separate entity), approximately 70% of residents are club members, the community itself offers additional amenities:

  • A newly developed private, double-wide walking trail system that’s off-leash for dogs
  • A large playground and basketball court near the back gate
  • Access to all seven public ski resorts within roughly an hour’s drive
  • 1,600+ acres of space, providing room to breathe

“All Park City ski resorts are minutes away, and all major public ski resorts are within an hour’s drive. One thing we say is that Glenwild residents ski like locals. We keep getting asked, ‘Why don’t you have a ski shuttle?’ That’s because we want to go to all the resorts, not just one. If there’s good powder at Snow Basin, guess where we’re going?”

The data reveal a community where people put down roots: 71% of residents have lived in Glenwild for five years or more, with 38% staying for 10 years or more.

Glenwild holds a notable position as the only gated golf course community within the Park City School District—a distinction that matters to families prioritizing education while enjoying resort-area living.

In an era of increasing wildfire concerns and insurance challenges, Glenwild is taking action. The community is preparing to submit its application for Firewise certification, demonstrating it has taken measurable steps toward community hardening.

“We’re trying to stay a couple of steps ahead and do the work before it’s an emergency,” Kell said, noting that some insurance carriers offer discounts for Firewise-certified communities.

As Park City evolves and expands, maintaining the area’s original charm becomes increasingly important. For Glenwild, the North Star serves as a framework for decision-making.

“What we’ve arrived on as our North Star is guiding us in a lot of what we do,” she said. When evaluating any new initiative, the board asks a simple question: “Is this going to compromise people’s sense of peacefulness and quality of life within the neighborhood?”

This philosophy enables the community to remain true to its identity while adapting to change. “We’ve landed on something special,” Kell said. “We’ve figured out what makes it unique, and we aspire to continue that.”

It’s a thoughtful approach to preservation—ensuring that every decision aligns with the quality of life residents have come to expect.

With limited inventory—only 14 undeveloped lots remaining out of 194 total homesites, and just a handful on the market—Glenwild represents a largely completed vision. Current construction activity remains minimal, with only seven homes under construction as of fall 2025.

As Park City continues to evolve, Glenwild’s guiding principles remain focused on preserving what residents value most: natural beauty, security, community, and quality of life. In a region defined by change, this mature neighborhood offers something increasingly precious—stability.
