Park City Planning Commission to review final phase of Founders Place Development

Public hearing set for today, Oct. 9, on 24-unit development at Deer Hollow Road, potential approval

PARK CITY, Utah — The Park City Planning Commission will hold a public hearing on Oct. 9 to discuss the proposed Founders Place Phase III Condominium Plat. The project, located at 3267 West Deer Hollow Road, could receive final approval following the hearing.

The applicant, Deer Crest Associates, is seeking approval for a development that includes 24 market-rate residential units and a 992-square-foot employee housing unit. The proposal also features an underground parking garage with 35 spaces and a pedestrian bridge connecting the new building with earlier phases of the Founders Place project (Phase I and Phase II). Phase III marks the final part of the Founders Place development, aimed at enhancing pedestrian connectivity.

The Phase III plat comes after previous approvals for the project’s earlier stages. A Conditional Use Permit (CUP) and modifications to the Master Planned Development (MPD) were initially approved in 2022.

The Planning Commission’s review includes evaluating the project’s compliance with zoning requirements, parking provisions, and density regulations. The staff report notes that the development meets the conditions outlined in the Recreation Commercial zoning district, with over 72% of the 30.7-acre parcel designated as open space.

Join the meeting via Zoom at 5:30 p.m. today, Oct. 9. Notices were mailed to property owners within 300 feet of the site on Sept. 25. While the Planning Commission can approve, deny, or request further information, final action is expected at the meeting.
