Park City Planning Commission delays decision on Yarrow redevelopment
Height exception and open space issues push vote to Sept. 11
PARK CITY, Utah — The Park City Planning Commission postponed a decision on Wednesday regarding a proposed redevelopment of The DoubleTree by Hilton Hotel Park City, also known as The Yarrow. Concerns about building height and open space led to the delay.
Details: Chicago-based Singerman Real Estate aims to tear down the current building at the intersection of Park Avenue and Kearns Boulevard and rebuild with a design that includes portions nearly 45 feet high. Current zoning limits building height to 35 feet, but the proposal, filed as a Master Planned Development, seeks an exception that would allow some parts to rise to 43 and 45 feet. The city’s Master Planned Development rules do allow height limit exceptions based on a site-specific analysis.
What commissioners are saying: Planning Commission members called for more discussion on issues like landscaping, buffers, and open space adequacy. “We need to make sure this development aligns with community expectations,” said one commissioner.
The other side: Although public testimony overwhelmingly supported the proposal, commissioners felt more time was needed to address concerns.
What’s next: The vote is rescheduled for Sept. 11, giving the commission time to further analyze the impact of the proposed height increases and any potential changes to the open space plan.
