Summit Sotheby’s 2026 Resort Report captures resilience and record sales across the Mountain West

PARK CITY, Utah — Majestic Realty Collective has released its 2026 Resort Report, the latest edition of an annual deep dive into real estate trends across the Mountain West’s most sought-after ski and resort destinations. Built in collaboration with Summit Sotheby’s International Realty affiliates from iconic resort areas, the report compares and contrasts some of the world’s most coveted outdoor recreation communities, providing the kind of timely market intelligence that buyers, sellers and real estate professionals depend on.
This year’s report has been expanded to cover 19 markets across eight states, including Park City, Deer Valley, Aspen, Crested Butte, Jackson Hole, Lake Tahoe, Sun Valley and Telluride, among others. For the first time, the report also features an international spotlight on the Dolomites of Italy, along with coverage of global ski pass programs and the destinations they serve, reflecting how today’s mountain lifestyle buyer thinks well beyond state lines.

Resort markets across the Western United States demonstrated continued resilience in 2025, following several years of unprecedented growth. More than $24 billion in total real estate volume was sold across the surveyed communities, with average sold prices reaching $1.8 million. While buyers adopted a more measured pace with homes averaging 90 days on market, up approximately 5% year over year, the underlying demand for mountain living remained intact.

In Utah, the results were particularly strong. The Greater Park City area saw the average sold price climb more than 24% year over year to approximately $2.53 million, while total sales volume rose more than 26%, a clear signal of continued buyer confidence in one of the country’s premier resort corridors. Summit Sotheby’s International Realty advisors, who serve buyers and sellers across Park City, Deer Valley and into the broader Heber Valley, play a central role in tracking and communicating these shifts to clients navigating a rapidly evolving market.
Across the broader region, the data tells a similarly compelling story. In Wyoming, the median home sale price in Jackson Hole rose 25%, with properties listed at $5 million or more generating nearly two-thirds of total market dollar volume. In Colorado, average single-family home prices in Aspen topped $17 million, as limited inventory and sustained demand from high-net-worth buyers continued to support strong pricing. South Lake Tahoe peaked in June 2025 with more than $95 million in sales volume in under 30 days, while in Idaho, new construction drove nearly 40% sales increases in Sandpoint compared to 2024. Santa Fe, New Mexico is on track to see an 11% increase in active listings, providing buyers with more options than in recent years.
Even as transaction volumes fluctuate from market to market, the long-term fundamentals supporting resort real estate remain strong. Continued infrastructure investment, evolving resort amenities and the enduring appeal of mountain living continue to attract buyers seeking both lifestyle and lasting value.
