Plans for another large hotel at Deer Valley East Village highlight the continued scale of development tied to Deer Valley’s ongoing expansion, which is reshaping the resort’s footprint and infrastructure.
Park City, Utah — A new luxury hotel is slated to join the growing Deer Valley East Village, further underscoring the scale and pace of development tied to the resort’s expansion.
A ski-in, ski-out Waldorf Astoria hotel is planned for Deer Valley East Village, with an anticipated opening in 2028, according to developers. The hotel would be part of the broader East Village expansion, which is expected to include eight hotels and dozens of restaurants and retail spaces.
When fully completed, Deer Valley is expected to span more than 5,700 skiable acres, positioning it among the largest ski resorts in North America. This winter season marked a significant milestone, with the skiers-only resort opening dozens of new runs and lifts across newly developed terrain, though a slow, warm start to winter means just over half of the terrain is open to skiers as of late January.

The planned Waldorf Astoria Deer Valley Resort and Residences would sit near the base of the new terrain, alongside Deer Valley’s longest ski run, known as the Green Monster. The project includes a 132-room hotel and 105 private residences, split between units above the hotel and a separate residential tower.
Design plans include glass-forward architecture by Kohn Pedersen Fox (KPF) and interior design by AvroKO. Resort amenities are expected to include ski valet services, a large spa and wellness area, multiple dining venues, meeting and event space, and year-round recreation features such as a golf simulator.
The proposed hotel joins projects that include the recently opened Grand Hyatt Deer Valley, a Four Seasons expected to debut in 2028, and a Canopy by Hilton scheduled to open this summer.
While the hotel would represent a new Waldorf Astoria flag at Deer Valley, it would be the brand’s second presence in Park City. Waldorf Astoria Park City has operated at the base of Park City Mountain Resort since 2009.
The development is being led by New York-based Extell Development Company, which is overseeing the multi-phase Deer Valley East Village project.
“Deer Valley East Village is the culmination of world-class luxury partners committed to delivering exceptional ski experiences,” said Gary Barnett, founder and chairman, Extell Development Company. “With globally recognized brands such as Waldorf Astoria and Four Seasons joining an extraordinary collection of hospitality, retail, recreation, and residential offerings, the Village is poised to become the crown jewel of North American ski resorts.”
While resort officials and developers have highlighted the expansion as a milestone for destination skiing, the scale of development has also drawn local attention to broader issues such as growth, infrastructure, housing, and long-term impacts on the Park City area. These are conversations that are likely to continue as Deer Valley East Village moves closer to full buildout.
