$600 million loan secured for Four Seasons Resort and Residences at Deer Valley East Village

PARK CITY, Utah — Extell Development Company has closed a $600 million construction loan to fund the Four Seasons Resort and Residences Deer Valley, marking a major financial milestone for the massive Deer Valley East Village expansion project. The deal, backed by New York-based JVP Management, is believed to be the largest construction loan in Utah history for a hotel and residential condominium development.
Located at the base of Deer Valley Resort’s new East Village, the Four Seasons project is part of what developers call the first luxury alpine village built in North America in over 40 years. Construction began earlier this spring, with completion expected by 2028.
“This loan underscores the tremendous confidence the market has in the Four Seasons brand,” said Gary Barnett, founder and chairman of Extell Development Company. “We’re excited to have reached this milestone with our long-term lending partner JVP and look forward to seeing this vision come to life with the grand opening of Deer Valley’s ski expansion this upcoming winter.”
Extell has previously partnered with Four Seasons on projects in New York and Miami. The Deer Valley development will include 123 total residences—55 located atop the hotel, which are already 60% sold, and 68 in a neighboring building. Nearly 40% of the overall inventory has been sold to date.
The resort is designed by ODA Architecture and will offer one- to six-bedroom homes ranging from 1,200 to 7,000 square feet, with direct ski-in/ski-out access and a suite of high-end amenities.
Guests and homeowners will have access to spa and fitness facilities, indoor and outdoor pools, an ice rink, and more than 50 miles of hiking and biking trails. Dining options will include four new restaurants, among them a ski-in/ski-out lounge with an outdoor terrace and fireplace designed for après-ski gatherings.
The resort also features indoor sports courts and event spaces, including a grand ballroom, three meeting rooms, and an outdoor event terrace.
The Four Seasons Deer Valley is a central piece of the broader East Village development, a public-private partnership between Extell, Deer Valley Resort, and the Military Installation Development Authority (MIDA). When completed, East Village will include thousands of new residential units, hotels, commercial amenities, and skier services—doubling the size of Deer Valley Resort by the 2025–26 ski season.
