Canyons Village parking garage to offer 653 spaces this winter, expand to 1,840 by completion in 2026

PARK CITY, Utah — A new parking garage at Canyons Village will partially open for the 2025–26 ski season, offering 653 parking spaces while construction pauses for the winter, developers told the Summit County Council on Wednesday.
Laurel Simpson, general counsel for the project’s developer, TCFC Finance, briefed council members on the construction timeline, interim operations, and design details of the multi-level garage currently underway at the resort.
“We’re trying to be proactive and get ahead of any confusion,” Simpson said. “We’re already under construction with phase one, which started in March, and we want to ensure that the community understands what will be delivered this winter.”
The five-level garage is a key component of the resort’s broader redevelopment efforts. Once completed in December 2026, it will consolidate surface parking areas into a structured facility with three different entrances, internal escalators, and pedestrian pathways designed to improve traffic flow and safety.
However, during the upcoming 2025-26 ski season, only the first two levels of the garage will be operational while construction pauses for winter. The third level will be completed structurally but used only as a snow-bearing roof. There will be no escalators or elevators installed yet, and the garage’s facade will not be in place. Temporary vehicle barrier cables and weatherized stairwells will provide safe access for guests.
As of March 2025, resort officials declined to comment on whether parking in the new garage will be free or paid, stating that details are still being finalized. Currently, parking at the Park City Mountain Village garage costs $46 per day, plus fees.
In total, phase one will provide 653 parking stalls within the garage, with an additional 530 spaces available in adjacent surface lots. That brings the total available parking during the ski season to roughly 1,150 spaces — fewer than the roughly 1,840 that will be available upon full completion, but enough, Simpson said, to meet Vail Resorts’ operational needs during the interim period.
Council members raised questions about ADA accessibility and guest experience during the phased opening. Simpson and Mark Okson of Wadsworth Brothers Construction, the project’s general contractor, explained that level one of the garage will include ADA-compliant stalls with direct access to the pedestrian plaza and Cabriolet. Internal ramps between garage levels will also meet ADA slope requirements.
The garage design also includes a six-foot-wide pedestrian walkway separated from vehicle lanes by concrete barriers. Drop-off areas directly within the garage will not be functional this season, but external drop-off locations will be maintained nearby.
Phase two of the project, scheduled for completion by December 2026, will include the garage’s upper levels, full facade, internal elevators and escalators, as well as a new transit center and pedestrian plaza.
Simpson noted that an informational website will be kept up to date with construction progress and operational adjustments as the winter season approaches.
“We’ve had hours of conversations with Vail and the county to make sure we minimize the impacts during this transitional year,” she said. “This is about making sure everyone has the right expectations.”
TownLift reached out to Park City Mountain Resort to determine the capacity of the Canyons Village parking capacity in the 2024-25 season, but they did not respond with numbers. It is estimated that the parking capacity for the upcoming season will be significantly less than the past winter season.
