Selling a home is a project. Selling one when you live a few states away can sound like a much bigger one.

In Park City, though, it is incredibly common. Many properties here are second homes, vacation homes, or investments, and owners spend most of the year somewhere else. I work with sellers who may not have been inside their Park City home for months, yet need to get it ready for market, deal with years of belongings and ultimately close a sale without making repeated trips back to Utah.

The good news is that we can handle most of that here. The key is having someone local who is willing to do much more than put a sign in the yard.

It usually starts with a walk-through

Before we talk about photography or a listing date, I want to see the house through a buyer’s eyes. If the owners are out of state, I can walk the property, document what I see, and talk through what actually needs attention before we go to market.

Sometimes that means recommending a few repairs or a fresh coat of paint. Other times it is landscaping, window washing, a deep clean or simply editing furnishings so the home shows better. And sometimes my advice is to leave something alone. Sellers can spend a lot of money preparing a home for sale without necessarily getting that money back.

Once we have a plan, we can help coordinate the people needed to get it done. We have relationships with local cleaners, contractors, handymen, stagers, photographers and other vendors, and we can help schedule the work, provide access and check that it has been completed. The seller still makes the decisions; they just don’t have to fly to Park City to meet the painter.

Then there is all the stuff

This can be one of the bigger surprises for second-home sellers.

Years of Park City life tend to leave behind skis, bikes, furniture, artwork, clothing, linens and plenty of things tucked into closets and garages. We help sellers figure out what makes sense to leave for staging, what could potentially be included in the sale and what needs to go.

When things need to be removed, donated, stored, or shipped, we can help coordinate that locally as well. It sounds like a small part of selling a home until you are trying to empty a garage from 1,000 miles away.

We keep an eye on the house, too

Once a home is ready and listed, an out-of-state seller should not have to wonder what is happening with it.

We coordinate showings, communicate feedback and make sure the property stays ready for buyers. If a storm rolls through and something needs attention, a light is out before a showing, or a vendor needs access to the property, there is someone here who can deal with it.

More importantly, we keep sellers informed about how buyers are responding. If the same question or concern keeps coming up, that is useful information. If competing properties change price or new inventory comes on the market, that matters too. Being out of state should not mean being disconnected from what is happening with your sale.

From offer to closing, most of it can happen remotely

Offers can be reviewed together by phone or video, contracts can generally be signed electronically, and we can coordinate local access for inspections, appraisals and any additional specialists who need to see the property.

If something comes up during an inspection, we can help gather information and coordinate the right people locally so the seller can make an informed decision without immediately booking a flight.

By closing, the big decisions have usually been made. We help make sure the final details are covered too—from remaining belongings and keys to garage remotes, vendor access and the final condition of the home—while title and closing professionals coordinate the required closing documents and signatures.

Selling your Park City home from another state should not mean managing a house from another state. My job is to be here when you can’t be—to handle the details on the ground, keep you informed and make sure the process continues moving from the first walk-through through closing.
